Answer  prefabrication structure—column and beam, Multi Joint Lock System or MLS System is designed and developed by a specialist engineer. The column and beam is connected by socket to socket and dowel, not welded like any other kinds of structure.

The outstanding feature of MLS System is the precision because the production of column and beam is designed by and engineer, the connection point of the beam and column is definitely specified.  If the connection point is slightly deviated from the design. the column and beam cannot be connected. This means the structure cannot be assembled and this reflects the precision of design and production process.

Furthermore, prefabrication structure takes 2 or 3 times less duration of construction compare to that of cast in place structure.

1.  20 years warranty for the structure of the house. Exclude the road and floor casted on ground.
2.  2 years warranty for general work for Smart and Platinum Series standard construction material
     1 year warranty for general work for Standard and Exclusive Series standard construction material.
     Exclude natural depreciation of materials due to long used and misused.
3.  5 years warranty for roof tiles (by the manufacturer and installer)
4. 10 years warranty for rust proof roof structure (by the manufacturer and installer)
5. 10 years warranty for laminated floor (by the manufacturer and installer)


Answer It will be the expense of preliminary work such as land survey, layout,architectural design,structural calculation,apply for construction permit, asking for electricity and water meters and ordering materials like piles and others.


Answer We have 4 specifications of materials depends on the need of the customer and can be chosen to suit the design of the house and the budget of the owner. The 4 specifications are Standard, Exclusive, Smart and Platinum.
 
            In each spec. the price and quality of materials are different. For example, the length of the pile, roofing materials, the level of the first floor from the original ground, the height of the ceiling, the types of lock for doors and windows, flooring and wall materials, electricity system, sanitary wares and paint.
 

 
Answer The duration of construction defined in the contract is dated from the day the contract is signed and the payment is fully made. It ranges from 8-24 months, depends on the size of the living area and types of structure. Answer Firstly, we have to consider the space around the house which is specified 2 meters from the land boundary.
Secondly, We consider the direction of the sun. for example, the bedroom should not be in the west because it will be exposed to the afternoon sun which is very hot and the air conditioner will have to work hard to cope with the absorbed heat.
Thirdly, We consider the direction of the wind which will come from the opposite direction in rainy season, winter and summer. The kitchen and bathroom should not be in the direction in which the wind brings the odor into the house.
