Q: Why are the construction costs per square meter for PD House higher than that of other building companies?

A: When the details are carefully considered, it has been found that the materials used in the main living areas, pre- and post-sales and service and maintenance after the house is handed over to the customer, is significantly different. This is because our standard is higher so the cost of construction is higher too. We realize that home owners need quality materials and exceptional pre- and post-sales and service so they are willing to pay more to get superior quality in return.

 

Q: Does the price shown on PD House’s website include everything for a fully constructed home? Are there any hidden costs?

A: The prices shown on the website are all inclusive of materials, labour, operational costs and taxes. This is for a standard design which has been created by the company. It will exclude some specialty items which can be viewed on the website of the company under “Material Quality” and “Services provided”. The prices include the consultancy fee for design modifications, construction permit application, water and electricity application, home loan application and a one or two year maintenance contract after the house has been handed over.

 

Q. What is the definition of the term “construction costs”? What do they actually include?

A. Construction costs for PD House are the costs the customer has to pay according to the contract without any hidden extras. The payment is divided into installments starting from the day the contract is signed until construction is completed. The payment coincides with the progress of the construction providing the customer with a controlled budget. The construction will be completed by the time specified in the contract. (Construction costs exclude the costs for interior decor, namely furnishings and landscaping.)

 

Q. Are the payments for each installment the same amount?

A. Customers will be provided an installment schedule with the payment amounts per each installment based on the total cost. The installments are calculated based on the construction cost as determined by the agreement stated in the contract. For PD House, the installments will depend on the time it will take to complete the construction, the type and the size of the structure. For example, the payment for a one-story home using a prefabrication structure is typically divided into six installments and a two-story home would require seven installments. If, however, the cost of construction exceeds six million baht, eight installments for a two-story home would be arranged. The amount for each installment varies. For example, an initial 10% of the total construction cost will be required for signing the contract of a seven-million-baht home. 20% will be designated for the 1st and 2nd installments followed by 10% for the 3rd,4th, 5th and 6th installments. A final 5% payment for the 7th and 8th installment completes the contract. For a home that requires a cast-in-place structure, the payment for each installment is also different. Q.Can a customer ask for a design modification?

A. Yes, of course. A customer can change, add or delete some items both interior and exterior of the building. Our staff will give advice with no additional charge.

Q. If a customer needs a new design, can you provide a new one and with or without additional cost?

A. If a customer needs a new design, Cher-Wad Architect co., Ltd., A design company in PD House Group, will do the job. The architect staff will give you advice, the fee will depend on the scope of the job. (as agreed)

Q. Can a customer bring his own home design and ask PD House to do build the home?

A. Yes, PD House can build the home from the design of the customer provided that the design doesn’t violate other person’s copyright and the materials used will be specified by PD House. The design that can be calculated for construction cost must be in the form of construction drawing, not just a three dimension picture from any websites. That kind of photo has not enough detail for calculate construction cost.

Q. How can we know that a design we choose is suitable for our land size?

To choose a design, we have to know the size of the land. Building a home needs the space left around the building according to The Building Act. For example, a building not exceed 9 meters high needs 2 meters space on each side. A building over 9 meters high needs 3 meters. So if you want to build a two story house on a 14 meters wide plot of land, the building can be 10 meters wide and 2 meters each side of the building is left. If the land is too narrow, the building cannot have an opening on each side and the consent from the neighbor homes is needed. Q. What should be considered when choosing a building company?

A. There are many choices of building companies but to choose the right one requires strict attention to avoid any issues that could arise at a later date. The main factors that should be considered are as follows:

1. Review customer testimonials of a company by searching their website and if possible, speak with previous clients of the company who had their homes built by them;

2. Check if they have a permanent office and business registration so they can be contacted immediately should any problems occur;

3. The construction contract should be signed to affirm that the construction will be completed on time. It should also confirm which materials will be used, terms of payment and ensure each step of the construction process is properly certified;

4. The company can offer an array of home designs and can be modified to a customer’s needs;

5. Ensure the building company offers quality and reliable home construction. Superior quality construction consists of design options, construction procedures, construction supervision and review and premium building materials used. A professional building company should also have a consultant available in order to give advice to customers to avoid any unforeseen issues;

6. The building materials used should be ‘green label’ which are environmentally friendly and energy saving;

7. Building companies should also offer a post-sales & service component to ensure a proper home inspection is conducted after it has been handed over to the owner and to ensure the warranty is explained in detail.

 

 

Q. Is there a consulting fee required prior to the construction?

A. There are no additional fees for any advice given prior to the home construction.

Q. If a home loan is needed, can the company contact the bank for a customer and is there any charge for this?

A. PD House provides home loan services to our customers without charge with the exception of the fee charged by the bank for property assessment.

Q. What is the entrance price for a home constructed by PD House?

A. The price for a home designed by PD House starts from 2.2 million baht. If a customer has a limited amount of cash, we recommend a home loan service instead of reducing the size of the building and avoiding additional construction costs afterwards. This could violate the Building Act or cause structural issues.

Q. If a home loan is needed, is the customer required to have additional funds and if so, how much is required?

A. If the loan granted by the bank is lower than the cost of construction, the customer would be required to make an additional payment for each installment to cover the amount stipulated in the contract. A low loan assessment could be the result of the price of the property or the customer’s monthly income.

Q. Does PD House remove an existing structure for the customer?

A. No, unfortunately, we don’t provide this service however a service provider can be recommended.

Q. Do other PD House offices or provincial offices build the same standard of home?

A. The management system of PD House has been perfectly designed and the in-service training is provided to the offices regularly so that all offices in each division clearly understands the core working procedures. This will result in the same standard of construction used throughout the country. Modern applications are used to check and control the daily progress of the construction. The construction supervisors and office managers will frequently visit the work site to ensure that the construction meets all required standards.

Q. Does PD House build homes in provincial areas?

A. PD House provides services both in Bangkok and most provincial areas. We now have 25 offices throughout Thailand, the most of any building company. We have offices located in Chiang Mai, Phitsanulok, Ubon Ratchathani, Khon Kaen, Nakhon Ratchasima, Saraburi, Rayong, Prachuap, Khiri Khan, Surat Thani and Nakhon Si Thammarat, to name a few.

Q. If a customer wants to build a home in a provincial area, do they have to pay for any additional transportation fees?

A. No additional transportation fees are needed providing the work site does not exceed 100 kilometers from a PD House office in the area. Otherwise, consideration will be made on a case-by-case basis.

Q. What kind of home loan service is provided by PD House?

A. The banks that PD House has preferred agreements with are Bangkok Bank, Siam Commercial Bank, Government Housing Bank and Bank of Ayudhya. Customers who are unable to cover the construction costs can apply for a home loan from these banks. The main criteria required is that the monthly income should be double the amount to be paid to the bank in each month. Applying for a home loan service through PD House can save the customer the assessment and mortgage fees, to name a few. It is also convenient for the customer because the bank will make the payments directly to the company for each installment. Q. Does PD House provide the service in Chachoengsao and which office should the customer contact?

A. Chachoengsao is in the PD House service area so the customer doesn’t have to make any additional payments. Q. It is stated that building a 2–4-million-baht home will take 9-10 months to complete. What is the starting date of the contract?

A. The contract comes into effect from the date the contract is signed and the initial payment for the contract signing installment is made. The 9–10-month duration is based on the required preliminary work. This includes applying for the construction permit, applying for the water and electric meters (used during construction), the procurement process and pilings. If there is a delay caused by the construction process and the home cannot be completed in time, the company will be responsible to pay the customer a daily fine.


Q. What are after-sales service or warranty PD House provides for customers?

A. A 20 year warranty for the structure and a 1-2 year warranty for general work are provided as detailed below.

- A 2 year warranty for general work and a 20 year warranty for the structure are for Smart and Luxury Series customers.

- A 1 year warranty for general work and a 20 year warranty for the structure are foe Standard and Exclusive Series customers.

If there are any defects or damages during the warranty period, the company will provide a maintenance for free of charge and will visit the home every 3 months in the first year and every 6 months in the second year

Q. If the defects occur after the warranty period is over, will PD House come for a fixing?

A. The warranty for the structure is 20 years. For the general work, if the warranty period is over and the defects occur due to the life time of materials, we will provide maintenance service with real cost.

Q.It is stated that the cost for water and electricity meters (temporary and permanent) is around 30,000 baht, does the owner have to pay for this?

No. The cost of water and electricity meters is included in the construction cost, the owner doesn’t have to pay for this. For the permanent water and electricity meters, the company pays for Smart and Luxury Series customers but the Standard and Excusive Series customers have to pay for their own.


Q. Are changes permitted during home construction?

A. Customers may ask for material changes and the company will provide a quotation proposal to them. However, any changes to the structure are not permitted because they could affect the stability of the structure and violate The Building Act.

Q. What are the advantages and disadvantages of a Multi-joint Lock system compared to other prefab systems or cast-in-place structures?

The joints of a Multi-joint Lock system are connected by sockets instead of electrical welds. Each member of the Multi-joint Lock system structure is produced precisely so the assembly of the structure at the work site is accurate and every part is put in place automatically. In other prefab systems, the assembly of the members depends mostly on the expertise of the technician which will vary from one to the other and could sometimes lead to slight deviations. The prefab system can also shorten the construction time compared to cast-in-place systems.

Q. Why does PD House specify laminate instead of ceramic tile for the first floor? Will it cause any problems in the long run? What is the difference?

A. The reasons for installing laminate for the first floor are as follows:

1. The beauty and stability are the same as a ceramic tile but it yields a more soft feeling than ceramic tile.

2. In our daily life, family members of all ages tend to use the first floor more than the second floor. Laminate flooring is more flexible and will cause less harm to children and the elderly should they have a fall.

Some building companies specify ceramic tile as a flooring material for the first floor because ceramic tile is two or three times cheaper than laminate so this can reduce the cost of construction. Laminate flooring will not have any issues in the long run because the production is standardized and the product is guaranteed by the manufacturer.

Q. Is it true that autoclaved concrete can reduce heat and sound from outside?

A. Yes, it can. The production process of autoclaved concrete creates bubbles inside the brick. This property makes the brick a good insulator. It can reduce the heat from coming inside the building so less energy is needed for air conditioning. It can also absorb the noise from outside. The light weight of the brick also allows for a lighter structure.

Q. Can the construction go on during rainy season?

A. With the technology of a Prefabrication & Multi-joint Lock System, the members of the structure are produced from a factory and the assembly is done by a crane. Fewer workers are required and any amount of rain will not disrupt the construction of the home.

Q. What is the difference of environmentally friendly building material and general building material?

A. The production process of environmentally friendly building material causes less impact on the environment. The material used is a substitute so natural resources are saved and conservation awareness on realized.
