Home Builder Franchise “PD HOUSE CHIANG MAI OFFICE” Turning to 7th Year
No one believes it is possible for “Chiang Mai Home Builder” or PD House Home Builder Center Chiang Mai office can survive to the 7th year in home builder business. It is sure that if the standard and service is not good enough, they cannot survive in the competition and get welcome from the customers and becomes the number one home builder company in Chiang Mai nowadays.”Khun Akkadet Danpaiboon” the manager of Chiang Mai Home Builder Co., Ltd or PD House Home Builder Center Chiang Mai office introduced himself and told his background to our staff that he was born in Chiang Mai and graduate from the Faculty of Business Administration, Chiang Mai University in 2005.He came to work in Bangkok with a big construction company in the position of lawyer and marketing in the year 2006-2008.In 2008 he resigned and went back to help his family business in construction and construction materials in Lampoon. He saw an advertisement about home builder franchise of PD House in a newspaper. He was interested in the business so he applied for the franchise and was approved by the end of 2009.He formally started PD House Home Builder Center Chiang Mai Office on February 25,2010 which was the 2nd office in the north next to Pitsanulok office and 15th office of PD House. Until now, Chiang Mai Home Builder has proved that with 7 years experience under the franchise system of PD House, it is possible to run the business professionally.
Khun Akkadet told us that in the first few years he was uncertain of the management system transferred by PD so he followed the procedures he used to. There were many problems which caused the work delay, the complaint from the customers and much more expenses. It took him many years to find out that the procedures he used was not good for home builder business.When asked about the year 2015,Khun Akkadet said that the economic situation was not good so the sale amount dropped about 25%.The total sale amount of the whole year was 32 million baht.
The customers of Chiang Mai office were not only those who lived in Chiang Mai but also the Chiang Mai people who work and lived in Bangkok. They know PD House well and walked into the office to build a house for their parents in Chiang Mai. There are about 15-20% of customers who live in Bangkok and built their second houses in Chiang Mai.
The interesting fact is about the “Farang” or foreigner in-laws” .There are a large numbers of foreigners who married Thai ladies. When they want to build a house, the foreigner needs confidence in the builders. Though the cost of PD construction is a little higher than other builders, the good reputation, the offices near the work site and the quality of work attracted the customers. When they saw the work PD has done it was not difficult for them to make a decision. The popular house is the ones the construction cost ranges from 4 to 10 million baht.

The sales target for the year 2016 is 40 million baht because the economic situation is close to that of last year.The purchasing power of the customers decreases and they tend to build a low cost houses.
The real estate section in Chiang Mai is still slowdown. Many condominium projects has to stop.The project owners avoid paying the contractors and many cases are in the court. Some projects were completed but not fully sold so the new projects were ceased. It is good for customers who really have purchasing power because they can buy good thins in low price.
When asked about the competition in the area, Khun Akkadet said that there are many small contractor companies in Chiang Mai. They compete with discounting, blaming each other and these will cause problems for the customers later.
