         With respect to the cost of construction, most people will want to know in advance the cost per square meter in order to support their final decision. The total cost of construction is derived from material, labour and operational costs plus taxes. To obtain the per square meter price, the sum is divided by the living area. The low or high rates depends on the design of the home and the materials used.




 
        People question why the cost per square meter of a one-story home is higher than that of a two-story home when using the same materials. The reason is because a two-story home uses the same structure and roof to support the living area, which is double the living area of the one-story home with the same length and width. When the construction costs are divided by the living area, the one-story home will be higher than the two-story home. If someone wishes to have a one-story home built with the same amount of living area as a two-story home, specific changes are required. Firstly, the length and width of the home’s roof, floor and the structure will all have to be expanded so the cost of construction will typically be higher.
